WARRANTY DEED
THE GRANTOR, ALVINA M. ROLOFF, a single
woman, for and in consideration of love and affection, conveys and warrants to
her daughter, MARIE A. CHEATHAM, a married woman as her separate estate, the
following-described real property, situate in County of Clark, State of
Washington, to wit:
The South half of the Southeast quarter of
the Southwest quarter of the Northwest quarter of Section 24, Township 4 North,
Range 2 East of the Willamette Meridian, Clark County,
Washington.
TOGETHER WITH a 60-foot Easement for
ingress, egress and utility purposes, 30 feet on each side of the following
described centerline:
COMMENCING AT the Northwest corner of Section
24, Township 4 North, Range 2 East of the Willamette Meridian, Clark County,
Washington; thence North 89°16'50" East, along the North line of said Section
24, a distance of 425.00 feet; thence South 00°43'10" East, 60.00 feet to the
True Point of Beginning of this described line; thence North 89°16'50" East,
parallel with and 60 feet distant from the said North line of Section 24, 211.44
feet to a curve to the right; thence along the arc of said curve to the right,
having a central angle of 88°46'17" and a radius of 51.08 feet, 79.15 feet;
thence South 01°56'53" East, 675.71 feet to a curve to the right; thence along
the arc of said curve to the right, having a central angle of 33°36'00" and
a radius of 165.61 feet, 97.12 feet; thence South 31°39'07" West, 26.49 feet
to a curve to the left; thence along the arc of said curve to the left, having
a central angle of 67°12'01" and a radius of 75.26 feet, 88.27 feet;
thence South 35°32'54 East, 26.49 feet, to a curve to the right, 97.12 feet;
thence South 01°56' 53" East 232.15 feet, more or less, to the South line of
the Northwest quarter of the Northwest quarter of said Section 24 and the terminus
of this described line.
ALSO TOGETHER WITH an Easement for
ingress, egress and utilities over the North 60 feet of the Northeast quarter of
the Southwest quarter of the Northwest quarter and the North, 60 feet of the
East half of the Northwest quarter of the Southwest quarter of the Northwest
quarter of said Section 24.
ALSO TOGETHER WITH AND SUBJECT TO an
Easement for ingress, egress and utilities over the East 30 feet of the
Southwest
quarter of the Northwest quarter and the West
30 feet of the Southeast quarter of the Northwest quarter of said Section
24.
ALSO TOGETHER WITH AMD SUBJECT TO an Easement
for ingress, egress and utilities over the North 60 feet of the South half of
the Southeast quarter of the Southwest quarter of the Northwest quarter of said
Section 24, and that portion of the North half of the Southeast quarter of the
Southwest quarter of the Northwest quarter, described as follows:
BEGINNING AT the Southeast corner thereof;
thence West, along the South line thereof, 100 feet; thence Northeasterly, to a
point 60 feet North of the Southeast corner thereof; thence South 60 feet to the
point of beginning.
EXCEPT the East 30 feet
thereof.
ALSO TOGETHER WITH an Easement for ingress,
egress and utilities over the East 10 feet of the North 60 feet of the South
half of the Southwest quarter of the Southwest quarter of the Northwest quarter
of said Section 24.
ALSO TOGETHER WITH an easement for ingress,
egress and utilities over the West 30 feet of the South half of the Southwest
quarter of the Southwest quarter of the Northwest quarter of said Section
24.
GRANTOR reserves, however,
a life estate for the full use, control, income and possession of the above-described
property for the rest of her natural life.
